If you live in the Valley, you know the sun does not take many days off. That is great for pool season, but it is hard on paint. It also changes how and when a paint job should be done.
We get asked this question all the time: when is the best time to paint the outside of my house? Here is the honest answer from a crew that has painted Phoenix-area homes since 2011.
The Short Answer: Fall and Spring
For most homes in Phoenix, Mesa, Gilbert, Chandler, Tempe and Scottsdale, the best months for exterior painting are:
- October through November
- February through April
In these months, daytime highs are usually warm but not extreme. Nights do not get too cold. Paint can dry at a steady pace, which helps it bond to stucco and trim the way it should.
That said, a good crew can paint in the Valley almost any time of year. You just need to plan around the heat and the storms.
Why Heat Matters So Much
Every can of exterior paint has a temperature range printed on the label. That range is about the surface temperature, not just the air. On a 105 degree day, a west-facing stucco wall in direct sun can get much hotter than the air around it.
When paint goes on a surface that is too hot, a few things can go wrong:
- It dries too fast. The top skins over before the paint can level out. You can end up with lap marks and brush marks.
- It does not bond as well. Paint needs a little time to soak into the surface. Rushing that step can shorten the life of the job.
- Colors can look uneven. Fast drying can leave some spots looking flat and others looking shiny.
How We Paint in the Summer
Summer does not mean you have to wait. We just change how we work:
- We start early. Crews are often on site at first light and wrap up before the worst afternoon heat.
- We follow the shade. We paint the east side in the afternoon and the west side in the morning, so we are never painting a wall that has been baking all day.
- We pick the right products. Some paints are made to handle higher temperatures. We choose products that fit the season.

Watch Out for Monsoon Season
Monsoon season in Arizona runs from mid-June through the end of September. Storms can pop up fast in the afternoon, with dust, wind and heavy rain.
Fresh paint needs a few hours of dry weather to set up. Dust storms can also stick to wet paint and leave a gritty finish. During monsoon season we watch the forecast closely and plan work for the morning. If a big storm is coming, we wait. A one-day delay is always better than a ruined finish.
Monsoon rain also finds every gap in your home’s exterior. That is one reason we caulk and seal around windows, trim and wood fascia before we paint.
What About Winter?
Valley winters are mild, so painting in December and January is often just fine. The main thing to watch is overnight temperatures. If it drops close to freezing at night, paint that went on late in the day may not cure well. In winter we start a little later in the morning and stop earlier in the afternoon so the paint has warm hours to dry.
Signs Your Home Needs a Repaint Now
Some homes cannot wait for the perfect season. Call a painter soon if you see:
- Chalky walls. Rub your hand on the stucco. If it comes away with colored powder, the paint is breaking down.
- Cracks in stucco. Small cracks let water in and get bigger over time.
- Peeling or bubbling paint on trim, fascia or garage doors.
- Faded south and west walls. These sides take the most sun and usually fail first.
- Dry, cracked wood on beams, fascia or doors.
Waiting too long can turn a simple repaint into a bigger repair job.
Book Early for Fall and Spring
Because fall and spring are the most popular times to paint, schedules fill up fast. If you want your home painted in October or March, it is smart to get an estimate a month or two ahead.
